Phase 1

1. Application for a Modular home has been completed and sent to Finance Department.
(Approx. 6 weeks to complete)

Home Finance – determines loan requirements, income, CDIB, credit, and loan amount
Forwards loan commitment to Modular Customer Relations
Contacts homeowners after they have been approved
Requests an Environmental review to begin process

2. Modular Team Leader and Members will access site and development process and complete the following prior to the Environmental process.
(Approx. 6 weeks to complete)

Contact customers that they have been approved
Get customer information and driving directions to home site
Evaluate site to note any obstacles for house move
Contacts city/county code enforcement restrictions and / or permits
Apply for Grossman & Keith bridge study
Explains finds on customer’s home site as possibility of: (tree removal, new driveways added, easements and fence removal)
Forwards information to Home Finance
Requests and receives a copy of the survey and perk from Finance Department
Supplies customer with utility commitment letters that must be completed by utility companies
Make sure utility commitment letters are turned into modular plant with survey and perk test that precedes the following
Check Availability for water, city, rural or well
Sewer availability - tie in, new system, or lagoon (2.5 acres minimum)
Make sure utility deposits are paid by the customer before proceeding
Develop planning budget for home, site, and land development to be forwarded to home finance

3. Home Finance notifies Modular plants when the customer closes on the loan.

4. Notify the customer that the Modular plant is ready to proceed with house.
(Approx. 2 weeks to complete)

Provide available floor plans and sample selections for customer to choose from
Forward customer selections to home finance for appraisal
Customer signs for filing the Useful Life/Deed Restriction

5. Pre Construction – Bids are requested from contractors for selections completed by customer

Proceed to order materials after the customer closes on the loan after the environmental is complete
Requested bids and returned for requisitions for procurement
Received purchase order and then materials are ordered pending delivery
Materials delivered banded and stored in the modular plant to begin construction
Requisition the tap fees

 

 

Phase 2

1. Modular Plant Crew begins construction at the Modular Planet.
(Approx. 4 months to complete
)

Flooring / Sub Flooring Wall Sheathing
Roof Sheathing
Trusses
Finishing Roof
Window / Exterior Doors
Electrical Rough-In
Plumbing Rough-In
HVAC Rough-In Insulation
Exterior doors and windows
Exterior Siding
Sheetrock: Tape/bed/texture (begin process for site work)*
Request bids for dirt, rebar, concrete, septic and underground electric*
Interior: Trim and millwork
Interior doors
Hardware
Interior paint
Cabinetry
Floor Coverings
Vinyl and Carpet Installed

2. Moving Crew prepares to move house
(Approx. 1 month to complete)


Load the house to move it
Apply for the final Grossman and Keith bridge study
Apply for DOT approval to move house
Notify Okie to locate underground utility lines
Notify contractors to set up a time for concrete and fill dirt to be delivered
Footings completed
Pre-Treat ordered
Permit received then can continue to schedule move
Schedule move according to DOT’s permit

3. Site Work*
Approx. 1 month to complete


Coordinate with utility companies for connections
Licensed plumbers, electricians and HVAC work simultaneously with finishing crew***
Cabinetry – Finish
Porches complete
Final cleaning of the house
Finalize for move in

4. Licensed Plumbers, Electricians and Heat and Air finalize work***


Sewer and Septic work completed
Plumbing Final – Out
HVAC Final – Out
Electrical Final - Out

 

 


Phase 3

1. Move In

Inspection of home to schedule the move in
Notify applicant to plan a time for move-in
Home Finance will discuss loan modifications, if any
Homeowners Insurance is in effect

 

 

 

Phase 4

1. Year-End Inspection
(1 yr. after move-in)


A year end inspection will be scheduled
Homeowner, plant foreman, development specialist will meet and discuss potential warranty issues, if any
Assessment and completion of year end problems will be completed by finishing crew
Homeowner will then sign agreement when they are satisfied with year-end.
